Builder Incentives
What builders are offering right now
Las Vegas builders are leaning hard on incentives to move inventory this year — commonly $15,000 to $30,000 in closing cost credits, plus promotional financing rates well below where the broader market sits. Here's what that typically looks like and what to watch for.
Current Incentive Trends
Rate Buydowns
Temporary 2-1 buydowns and flat promotional rates for the first year or two are common right now, and a few production builders are posting rates in the high-3% to low-4% range on FHA/VA financing for qualified buyers.
Closing Cost Credits
On homes roughly in the $400K–$800K range, credits are commonly landing between $15,000 and $30,000 — usually conditional on financing through the builder's own preferred lender.
Quick Move-In Homes
Already-built or nearly-finished inventory tends to carry the deepest discounts, especially as builders push to move completed homes before the end of a quarter.
Major Builder Offerings at a Glance
Lennar
Competitive promotional financing paired with smaller closing cost credits, generally in the $6,000–$9,000 range.
D.R. Horton
Aggressive entry-level pricing with promotional fixed-rate financing available on select inventory.
Pulte / Del Webb
Select rates near the high-4% range, plus design center upgrade credits or flex cash worth up to roughly 6% of the purchase price.
Toll Brothers
Some of the larger dollar credits in the market — often $15,000–$25,000 or more — plus targeted rate buydowns on quick move-in homes.
Smart Shopping Strategies
Do the preferred-lender math
Builder credits are usually tied to using their in-house lender, and that rate can run a bit higher than what an outside lender will quote. Get an outside quote before deciding — the credit isn't free if the rate costs more over time.
Bring your own agent from the first visit
Most Southern Nevada builders will cover buyer-agent representation at no cost to you, but only if your agent is with you (or has registered you) before your first visit to the model home. Loop me in before you tour a community so that's protected.
Incentives vary by builder, community and even by individual home, and change frequently as inventory moves. These are general market trends, not a quoted offer — I'll confirm exactly what's currently available before you visit any community.
